When discussing our guaranteed rent contracts in Wimbledon with landlords, one question that comes up quite often is this: how do you find good tenants?
Of course, there’s a lot to this question. What do people mean when they say good tenants? To what extent can or should you filter your tenants? Can you ever be certain about a tenant before the papers are signed?
It’s a tricky question, but over the years we’ve found a simple approach that works well for us and that’s what we’d like to talk about today.
Let’s start by answering the most difficult question. When we’re talking about a good tenant what we mean is someone who’ll pay on time and won’t damage the property. In our experience, that describes the broad majority of tenants so all we need to do is have a clear net, to filter out those who may prove problematic.
It’s very important to note that we don’t end up filtering people out based on demographic assumptions. The last thing we’d want is to be responsible for contributing towards discrimination and stereotyping.
The basic checks most landlords carry out are usually focused on two factors: legal status and financial status.
If a person does not have the right to live in the UK then landlords can’t rent to them. Likewise, if that person can’t prove they have sufficient income to pay rent then a landlord can refuse them. Credit checks are also a common method for verifying whether or not a person is likely to uphold their end of the contract.
Of course, if you come to us looking for guaranteed rent in Wimbledon, then one thing we can absolutely promise is certainty. Whether your property is occupied or vacant, whether the tenant pays on time or not, you won’t be affected.
When all’s said and done, we’ll be taking full responsibility for providing you with a reliable income stream throughout the length of our agreement.
Even minor repairs are completed free of charge. When we’re done you’ll get your property back in the same condition it was beforehand subject to fair wear and tear.
